Yes, real estate statistics can vary from Town to Town! And yes, real estate real estate values and statistics can vary from one neighborhood to another in the same town.
Middlesex County witnessed an increase in sale price from $336,449 to $345,516, a 2.7 % increase, on one family homes while closed transactions for the year dropped from 4337 to 4250, a drop of 2%. Wouldn’t it be more appropriate that if sale transactions drop so would sale prices, as the assumption would be that buyer dropped?
Not so! This trend of a drop in sale transactions and an increase in average sale is quite evident in more Towns than not in the 2014 statistics in Middlesex County. The cause for this is not due to the lack of buyer demand, but more so to the amount of homes being placed on the market for sale.
